Community Association Manager
The Community Association Manager (CAM) is Amanda Manahan. She works for the Burg Management Company. Her responsibilities include the following but are not limited to these responsibilities.
- Property Inspections: Regularly inspect the community and common areas (primarily landscaping) for compliance and maintenance issues.
- Assessments: Manage the billing and collection of monthly/annual homeowner dues.
- Meeting Preparation: Schedule and organize board meetings, distribute agendas, and prepare reports.
- Record Keeping: Maintain membership records, manage correspondence, and safely store association documents.
- CC&Rs Implementation: Ensure homeowners adhere to the covenants, conditions, and restrictions (CC&Rs).
- Budgeting: Assist the board in drafting annual budgets and monitoring expenses to keep the community financially healthy.
A secondary CAM is Tammy Mallory, and Amanda's manager. Tammy Mallory has been involved with Sandy Creak Airpark sincethe initial 2021 contract with Burg.

Burg Contract & Fees
A common request from property owners is access to the management contract and fee schedule between Sandy Creek Airpark Owners Association and Burg Management Company.
The management contract presented below was executed in 2021 and, pursuant to its terms, has automatically renewed each year on August 1. Fee schedules for 2024, 2025, and 2026 are also provided for reference and discussion.
Although Burg Management Company has asserted that these documents are "confidential and proprietary," Florida law generally treats contracts and financial records of a homeowners' association as official Association records that are available for inspection by Association members. As such, these documents may not be withheld from Association members and may be disclosed in accordance with applicable law and association record-access requirements.
These documents were obtained from the Association's official records pursuant to Florida Statute §720.303 and are published for purposes of Assoication member education, transparency, and discussion of association business as it related specifically to Sandy Creek Airpark. Other properties not intended for discussion within this website may have differing contracts and fee schedules.
Burg Management disabled the community forums that had previously provided property owners with a venue to discuss Association matters, including topics such as the management contract and fee schedules. As a result, this page has been established to provide access to relevant information and facilitate informed discussion among property owners regarding issues affecting the community. The Burg fee schedules are not currently a topic of discussion so they are not presented here, although they may become a direct issue at some point later.
